Today, Portland/Seattle contractor Hammer And Hand moved its building science division into the recently-completed Glasswood project, turning the nation's first commercial Passive House retrofit into one of the few occupied Passive House office spaces in the US. Designed by Scott Edwards Architecture and built by Hammer And Hand, the offices at Glasswood will consume 80% less energy than a conventional office space.
"It's vital to our future that we figure out how to transform the performance of our existing building stock in the US," said Sam Hagerman, co-owner of Hammer And Hand and President of the national Passive House Alliance US. "Because Passive House can make this transformation feasible, the Glasswood retrofit is a milestone in green building."
Passive House buildings employ high performance building envelopes (airtight and super-insulated), continuous heat-recovering ventilation, careful siting and design, and powerful computer modeling to achieve game-changing improvements in building energy performance at affordable cost. Heating and cooling demand are pushed so low that big expensive mechanical systems can be replaced with smaller more efficient equipment.
At Glasswood, the additional cost of retrofitting the offices to the Passive House standard totaled just $ 15/SF, an amount readily paid back in energy savings over the first few years of operation. When added worker productivity from excellent indoor air quality and daylighting is factored in, Passive House retrofits bring demonstrable value to office environments.
"This is not just about revolutionizing energy efficiency. It's about revolutionizing the experience of working inside," said Hagerman. "Passive House brings unprecedented levels of thermal comfort and indoor air quality ? no drafts, lots of clean, fresh air."
The Glaswood project is a retrofit of a derelict commercial building built in 1916 on Portland's Southeast Division Street. With former lives as a barber shop, upholstery shop, guitar repair shop, and apartments, the newly remodeled space now houses Hammer And Hand's building science corps of home performance technicians and certified Passive House consultants. Downstairs a high performance (though not Passive House) restaurant space will be home to the new Mexican-inspired Portland restaurant, Xico.
"Glasswood is part of a mini-renaissance flourishing along Portland's Division Street, and we're pleased to add a high performance building to the mix of projects there," said Hagerman.

According to a recent announcement by the Monetary Authority of Singapore (MAS), Singapore is set to grow at 1 - 3% this year. The announcement comes on the back of the release of its annual report, the ?MAS Annual Report 2011/12?.
In its economic outlook, the MAS said that the republic?s core inflation is likely to ease to approximately 1.7% by the end of the year. Headline inflation, though, is expected to remain high due to high imputed rentals on owner-occupied homes and private road transport costs. On the other hand, electricity tariffs have fallen and domestic oil-related prices have stabilized.
Nevertheless, MAS is optimistic that Singapore is on track to achieve the projected growth if
the Eurozone crisis does not escalate, US does not fall into a recession and China does not experience a ?hard landing.? MAS has also pledged to continue in its efforts to tackle inflation and maintain high levels of investor confidence. One of the measures include adjusting the exchange rate-centered monetary policy framework, in order to rein in inflation through two channels i.e. filtering import prices, as well as by moderating economic activity in the export-oriented sectors.
Commenting further, Mr. James Nuben, Head of Tax Division at Asiabiz Services, a Singapore company registration consultancy, said, ?We are confident that Singapore continues to be one of the best places in Asia to invest in. Although its financial sector activity remains subdued against the backdrop of the global economy, long-term prospects - especially in areas of asset management, corporate debt market, insurance industry, and the Asian dollar market - remain bright.?
According to MAS, in 2011, Singapore-based asset managers tended S$ 1.34 trillion worth of assets; the outstanding stock of corporate debt increased by 9% year-on-year to S$ 203 billion; non-life insurance gross premiums recorded 14.5% growth; and offshore non-bank loans grew by 17%.
Furthermore, banks that have opted for Singapore company incorporation are on track to meet Basel III minimum capital adequacy requirements two years ahead of the Basel Committee?s time-line of 1 January 2015. In addition, all fund management companies in Singapore will have to meet the enhanced competency, business conduct, and capital requirements by August this year. Those with assets under management greater than S$ 250 million will have to be licensed, while those below this threshold may operate under the new registered fund management company regime.
Analysis by Asiabiz shows that the modest growth projection this year would give Singapore businesses the opportunity to take stock and position themselves for an upturn. ?Singapore has grown rapidly, by approximately 5.8% annually over the last half-decade. A period of slower growth also functions as an opportunity for enterprises that have opted for Singapore company formation to change tack, upgrade capabilities and find opportunities to grow the business. Furthermore, given the measures taken by MAS to fortify our financial sector through strong regulation and supervision, we are optimistic that Singapore will continue to be one of the best places to live, work and play in Asia,? added Mr. Nuben.

Homes.org has released a monthly report that details the June new home sales and starts throughout the United States. The report examines key findings for new home sales in addition to forecasts for what buyers and sellers will likely see in the months to come based on the market activity in June.
The June New Home Sales Report held mixed news while the New Housing Starts report suggests that home building is definitely moving in the right direction. Overall, the numbers for the year show promise even though some figures month-over-month are down.

After May?s two year high for new home sales, things have cooled off significantly. The June annual rate is 15.1% higher than the same time last year, but it?s down 8.4% compared to May. Several factors are contributing to the weak June sales including tight mortgage lending and tight inventory levels.
Even as new home sales declined, more building got underway in June than the month before. Housing starts were up 6.9% at an annual rate of 760,000. Housing starts haven?t been that high since October 2008. However, this increase in building may not be sustained. Building permits were down 3.7% in June compared to the month before.

On Oct 15th after date I promise to pay Jno M. Wright or aider Thrity five and 1/100 Dollars, value received, with interest from maturity at the rate of 8 per cent, per annual, and all costs and attorney's fees incurred in the collection of this debt, and to secure the payment of this note and said costs and attorney's fees, if any incurred in its collective. I herby create and give to said Jno M. Wright, his heirs and assigns, a full and completed mortgage lien on the following property, which is my property and is mine ??. To Wit: one Black & White spotted cow, name "Tena" 2 years old, also all my crop corn & cotton, now planted up and growing on my farm in Lincoln county, GA, under cultivation on ?? belonging to Mrs T. T. Albea, none of this crop is subject to rent except 2 acres, and further to secure this debt, I for my self and family expressly waive and ?? all right, claim or benefit of homestead or exemption of personatly whatever, as against this debt and all costs and attorney's fees incurred in its collections, in any property now owned or heareafter acquired by me. And I direct that all payments made by me to said payee or holder of this note, be applied first to any unsecured debt I may be due & said payee or holder of this note and the balance if any to the debt decured hereby. I agree to pay all costs and attorneys fees incurred in the enforcement of this mortgage costs and fees living made a ?? of the laws and collectible ?? it of this debit is not paid at maturity. I authorize said payees or holder of this note to take possession of said property of said property, by himself or agent and after advertizinging the same, if p??, for two days.. and if realty for twenty eight days, in the papers in which sheriff's sale of said county are advertised, to sell the same at public auction to the highest bidder, make Title? and deliver possessions to the ?? ?? and from proceeds pay himself and all costs and attorney's fees incurred by him and pay ones surplus if any to the person entitled to the same.
